Building scanning services for real estate and facilities
We document buildings at portfolio scale: measurable floor areas, MEP conditions and a spatial record of every building, so owners and facility teams work from data instead of old drawings.
Common problems for owners and facility teams
Portfolio teams make decisions on records that are out of date or were never measured. The usual problems:
- Drawings on file are old, missing or wrong, and nobody knows by how much.
- Floor areas are taken from drawings and have never been measured.
- MEP conditions above ceilings and in plant rooms are undocumented.
- Each building has a different record, or none.
- Site visits repeat for every question, in buildings that are occupied.
How building scanning helps owners and facility teams
Every project starts with a 3D laser scanning survey, registered to 2–6 mm and measured against a total-station control network. Each building then gets the record it needs from that one dataset.
Measurable floor areas
We draw area plans from the scan, so floor areas can be measured and checked against the drawings you hold. See as-built survey and drawing services.
MEP conditions and models
Where a building needs a model, we build it in Revit from the scan, so the MEP that is already installed is recorded as it stands. See Scan to BIM services.
A spatial record of every building
A web-hosted, measurable digital twin gives facility and portfolio teams one place to review each building from anywhere.
Roofs and exteriors
Where a building needs its roof, façade or site recorded, we add drone photogrammetry services.
Capture around occupants
We scan occupied and live buildings, scheduled around operations, with nights and weekends on request.

Ask a questionWhat are building scanning services?
Building scanning services measure a building with a terrestrial laser scanner and turn the data into what owners and facility teams need: area plans, Revit models or a web-hosted digital twin. Every building gets a registered, measurable record.
Can you scan a whole portfolio?
Yes. Zombra documents buildings at portfolio scale, giving each one its own measurable record. Send the addresses and what you need, and we reply within one business day with a method, a schedule and a fixed price.
Can floor areas be measured from the scan?
Yes. Floor areas are measured from the scan, and area plans are delivered as DWG, DXF or PDF, so you can check them against the drawings you hold.
Do you scan occupied or live sites?
Yes. We scan occupied and live sites, scheduled around operations, with nights and weekends on request. We sign an NDA on request, and your data is retained and shared on your terms.
How long does a scan take?
Capture ranges from about 20,000 sq ft a day in dense interiors like apartments, up to 200,000 sq ft a day in open spaces such as workshops or outdoor sites. Aligning, cleaning and checking the scans adds about 2–3 days. Your quote states the schedule for your site.
How much does 3D laser scanning cost?
Every project is priced on scope: area, site complexity, access, the deliverable and the level of development. Send the address and what you need out of the data, and we reply within one business day with a method, a schedule and a fixed price.
