What an as-built survey is

An as-built survey records a building as it actually stands, not as an old drawing says it should. Also called an existing conditions survey, it starts with a 3D laser scan of the space. The scans are registered, meaning aligned, into one point cloud, and the drawings are drawn from it.

Old drawings are often wrong and tape measurements drift. Fabricated parts arrive on site and don’t fit. Our as-built services replace that guesswork with measured drawings taken from the building itself.

When you need as-built drawings

You need an as-built set when the building drawings are missing, old or wrong, or when someone has to sign off on what is really there. Typical reasons:

  • Renovation or adaptive reuse, where the design starts from existing conditions.
  • Permit and record sets that must show the building as built.
  • Design teams that need a reliable base drawing to design against.
  • Stairs, railings, façades and canopies that have to fit the building instead of the drawing set.

Capture on site

We scan the space from many positions, tied to a total-station control network. Capture ranges from about 20,000 sq ft a day in dense interiors like apartments, up to 200,000 sq ft a day in open spaces such as workshops or outdoor sites. We work around operations on occupied and live sites, with nights and weekends on request.

Registration and checks

The scans are aligned, cleaned and checked against control. This adds about 2–3 days after the field day. The result is the same dataset a 3D laser scanning survey delivers.

Drawing and delivery

The drawings are drawn from the point cloud, and the time depends on the scope stated in your quote. You receive DWG, DXF and PDF files, the point cloud and a registration report. Need a 3D model instead? See Scan to BIM services.

Accuracy and specs

A drawing is only as accurate as the data behind it. Our scans are registered to 2–6 mm, measured against a total-station control network and reported per project. Every plan, elevation and section is drawn from the same dataset, so they agree with each other.

What are as-built drawings?

As-built drawings show a building as it actually stands, not as it was designed. Ours are floor plans, reflected ceiling plans, elevations and sections drawn from a registered 3D laser scan and delivered as DWG, DXF or PDF.

Do I need as-built drawings or a Scan to BIM model?

Drawings are flat views: plans, elevations and sections. A Scan to BIM model is a 3D Revit model of the same building. Both are built from the same scan, so nothing is re-measured. See Scan to BIM services.

How accurate is a registered point cloud?

Scans are registered to 2–6 mm, measured against a total-station control network and reported per project. Our registration reports typically average about 4.5 mm (0.015 ft). Every delivery ships with a registration report, so accuracy is measured, not assumed.
