What Scan to BIM is

Scan to BIM turns a laser scan into a Revit model of the building as it actually stands. The scans are registered into one point cloud, a measurable record of every surface. We then model the building in Revit from that record, element by element.

BIM stands for building information model: a 3D model made of real building elements, not just surfaces. Our BIM modeling services build each element to a level of development (LOD), which is how much detail it carries. Because the model is built from the scan and not from old drawings, it matches the building.

How a 3D scan to Revit project works

Scope

We confirm the site, the deliverable and the LOD. Within one business day we send a method, a schedule and a fixed price.

Capture

We scan on site with a total-station control network, scheduled around operations, nights and weekends included. Capture ranges from about 20,000 sq ft a day in dense interiors like apartments, up to 200,000 sq ft a day in open spaces such as workshops or outdoor sites. See our 3D laser scanning survey.

Register

The scans are aligned, cleaned and checked against control. This adds about 2–3 days after the field day. You get a registration report with measured accuracy.

Model

We model the building in Revit from the point cloud, element by element, to the LOD stated in the proposal. Modeling time depends on the scope.

Accuracy, LOD and specs

A model is only as good as the data it is built from. The scans behind every model are registered to 2–6 mm, measured against a total-station control network and reported per project.

LOD 200–300 suits coordination. LOD 350 is for work where fabrication depends on the model. We state the LOD in your proposal, so you know what each element will carry before modeling starts.

What is Scan to BIM?

How accurate is a registered point cloud?

Scans are registered to 2–6 mm, measured against a total-station control network and reported per project. Our registration reports typically average about 4.5 mm (0.015 ft). Every delivery ships with a registration report, so accuracy is measured, not assumed.
